Fixed-Price Contracts

3-Day Right of Rescission
Federal Cooling-Off Rule and PA HICPA give you 3 business days to cancel after signing — for any reason, no questions asked, full refund.
Written Change Orders
Every change after signing requires a written change order and your signature. No verbal "yes" gets you charged. No surprises on final invoice.

How long does the design phase typically take?
The design phase takes 2-3 weeks on average. This includes the initial consultation, first-round 3D renderings, material selections, and design iterations until you’re happy with the plan. Complex layouts or homeowners who want more iterations may extend this — we don’t rush it because rushing design leads to construction regret.
What's included in the fixed-price contract?
Our contracts include: itemized line-by-line pricing (with brand, model, and grade for every material), detailed scope of work, project timeline with milestones, payment schedule, 5-year workmanship warranty terms, insurance certificates, and PA license information. Everything you need to know before signing — no hidden clauses.
Can I change my mind after signing the contract?
Yes. Under Pennsylvania law and federal Cooling-Off Rule, you have a 3-day right of rescission after signing a home improvement contract. This is included in every PlanBuild contract as required by PA HICPA. You can cancel within 3 business days for any reason with a full refund of any deposit.
Do you use written change orders?
Always. Every change to scope, materials, or pricing after contract signing is documented in a written change order and requires your signature before we proceed. No verbal agreements. This protects both parties — you’re never charged for something you didn’t approve, and we’re never accused of scope creep.
How do inspections work in PA?
Depending on scope, most kitchen and bathroom remodels require a rough-in inspection (after plumbing and electrical are complete but before walls are closed) and a final inspection (after all work is finished). We coordinate directly with your township or borough inspectors — you don’t need to be involved in the scheduling.
What if issues arise during construction?
We communicate immediately. If we uncover an existing issue (old water damage, code violation, hidden structural problem), we stop, document it with photos, and discuss options with you before proceeding. No surprise charges — everything is quoted in a written change order and approved by you before we move forward.
How do you communicate progress?
Weekly progress updates with photos delivered via email or text. Your dedicated project manager is your single point of contact throughout the project — reachable by phone or text during business hours. Major milestones (rough-in complete, pre-final walkthrough) require in-person walkthroughs.
What if the project runs over budget?
Our fixed-price contract means the price is locked in for the agreed scope. The only way pricing changes is if YOU request scope changes (new features, upgraded materials) — and every change is quoted in writing and approved by you before work continues. Hidden fees don’t happen with us. What you sign is what you pay.
